Franmar Blue Bear 500MR Mastic Remover. Ideal for use in occupied areas like post offices, schools, hospitals and other public places where safety is important. 500MR removes newer mastics, layered adhesives and even glues 50+ years old, using the power of soybeans. It’s the first product to pass both performance and environmental safety tests by the USPS for the removal of mastic containing asbestos.

Contractors find that 500MR works more efficiently, saves time, and helps create a safer restoration site compared to traditional hazardous chemical mastic removers.

Tackle remodeling an old concrete surface covered with old mastic and adhesives like a pro. Blue Bear Mastic Remover for Concrete Surfaces is an effective green choice to easily remove old black mastics under tiles and glues and adhesives under carpet. Home owners can safely restore concrete back to a smooth surface for creative decorating.

Product Application

Apply 500MR Mastic Remover directly on the concrete surface. Spread 500MR around with a straw broom, long handled brush or squeegee using light pressure. If applying to mastic with trowel ridges, cover all trowel ridges with product. Allow 500MR to sit until mastic softens. (Generally asbestos/black mastics will soften in 1-2 hours, and vinyl or acrylic mastics will soften in 4-8 hours.) After mastic has softened, remove with a long handled scraper or squeegee. Reapply if necessary.

Clean Up: Clean remaining thin residue with BLUE BEAR 700DG Degreaser or water using a scrub brush and/or mop or power washer. Allow surface to dry before further preparations.

Residue Test: After rinsing, apply water to various small areas on the concrete and rub with fingers. If water turns cloudy white, it indicates there is 500MR remaining on the surface. Repeat clean up steps and retest.

Usage Tips: 1) Use a commercial sprayer or metal watering can to apply 500MR in large areas. 2) Protect floor drains and areas where product would naturally flow on uneven surfaces with sand, Oil-Dri, or kitty liter. 3) A rotary floor machine used on a low RPM speed helps during the water/degreaser clean up steps. Use only after scraping up softened mastic. DO NOT USE ON WOOD SURFACES.

This is a great product. I could give it 5 stars as it really was the best solution for the job. It feels safe to use. It however, is very messy and results vary. Top layers of asbestos black mastic under old vinyl tiles would dissolve immediately but required multiple reapplications to “chip away” at the majority of the rest. Different concrete surface porosity and uneven floor/pooling required careful attention. The stuff is slippery too and wish it was a tiny bit thicker. Glue and mastic on exterior concrete steps required just as aggressive of an approach. I also used it underneath old wood basement stairs (not recommended by manufacturer) that had carpet glue on them and wasn’t too successful with its removal. I had one bucket already and bought 2 more large buckets and it was just enough to do a 700 sq ft basement. It is a lot of hard work and mastic is nasty stuff that can/will ruin shop vacs, shoes, clothing etc and make a real mess of equipment once it comes in contact. It is amazing that soy beans can penetrate and start to dissolve. Highly recommend.
We had a concrete floor covered with a very tacky non setting adhesive that required removal and the use of high VOC cleaners and solvents was out of the question
The product has the colour and consistency of canola oil, and very little odour which is not offensive.
We were surprised how effective it is and used a pump garden sprayer and stiff broom to spread it. Left for a few hours to soften the adhesive and then used a long handle metal scraper and sawdust to soak everything up. This product made a potentially time consuming laborious job into a relatively easy one.
